Application Procedure
1. We require all our tenants to pay rent by direct debit from a nominated bank account.
2. If there is more than one applicant, a separate application form is required for each applicant.
3. If approved, we require either credit card details or bank cheque for the rental bond, and your first rent payment to be deposited to our nominated trust account via EFT asap.
4. If approved, you will be required to sign a tenancy agreement within 24 hours in order to secure the property.
Please attach the following forms of identification:
a) Either a current drivers licence OR Passport PLUS
b) One of the following - Medicare card, Proof of Age card, Birth Certificate, Utility bill (less than 3 months).
Please also attach the following documents:
a) Proof of rental history: Last four rental receipts or Printout of tenancy history.
b) Proof of current address (if not current on drivers licence): Utility statements (no greater than six months old) or Council rates notice.
c) Proof of income: 3 previous pay slips or Bank statement OR If self-employed - tax returns or BAS statements.

You are required to agree to the Pet Application Terms and Conditions:
1. I have inspected the property and am satisfied that the fencing is adequate for confining my pet/s and will not ask for any further fencing. 2. I will supervise and keep the animal/s within the premises, and ensure that the animal/s do not cause a nuisance, or breach the reasonable peace, comfort, or privacy of the neighbours. 3. I will ensure that the animal is registered and micro-chipped if required under law and to comply with any council requirements. 4. I shall be liable for any damage or injury whatsoever caused by the pet/s on the Property, whether they are the Tenant’s pets or their guests’ pets and agrees to make good any damage that the pets cause. 5. I accept full responsibility and indemnify the Landlord for any claims by or injuries to third parties or their Property caused by, or as result of actions by my pet/s or our guest’s pet/s, 6. I understand that I am totally responsible if anyone makes any form of claim for compensation arising from the actions of our pet/s. 7. I acknowledged that I should have liability insurance to protect myself if my pet or my guest’s pet causes personal injury to any person or property damages while residing at this property and that the landlord or his insurance company is not liable in any way for any costs associated with my pet’s behaviour. 8. I agree that the pet must be kept within the boundary of the premises being leased at all times, other than when it is taken out by the tenant. 9. I state that the landlord is not responsible for any sickness or injury to the pet while it resides at the premises or to pay any compensation for any sickness or injury to the pet. 10. I recognise that I cannot replace the my pet/s with another pet/s without the written consent of the landlord. 11. I will arrange for Flea Fumigation inside and outside at the end of the Tenancy or at a time during the Tenancy as required or requested by the Landlord / Landlord’s Agent to be carried out by a Company complying with Australian Standards. 12. I agree to restrain or remove the pet/s from the premises for the duration of inspections arranged by the Agent with the required notice given or if repairs are arranged by the Agent with the required notice given.
