Application Procedure

Thank you for choosing our property. Please note the following important points: 

1. We require all our tenants to pay rent by direct debit from a nominated bank account.
2. This application must be accompanied by a copy of your driver’s licence or passport for identification.
3. If there is more than one applicant, a separate application form is required for each applicant.

The Property Manager Requires you to attach the Proof documents below as well as the 100 points of ID:

Proof of rental history: Last four rental receipts or Printout of tenancy history
Proof of current address: Utility statements (no greater than six months old) or Council rates notice
Proof of income: 3 previous pay slips or Bank statement or If self-employed - tax returns and business registration
References: Minimum - one ledger from the previous agent or landlord and one ledger from the current agent or landlord;
and/or confirmation of employment

In addition 100 points must be provided from the list below for Identification and Privacy Compliance:

Only one document per category is counted

70 Points 
 -  Primary documents - Birth certificate, Birth card (issued by the New South Wales
Registry of Births, Deaths and Marriages), Citizenship certificate, Current passport.
40 Points  -  Secondary Documents - Must have a photograph and a name - Driver licence issued
by an Australian State or Territory, Roads and Maritime Services (formerly RTA) photo
card, Identification card issued to a public employee, An identification card issued to a
student at a tertiary education institution,Veteran Affairs Card, Government Photo ID.
35 Points  -  Must have name and address on - Council rates notice, Reference from your
current employer / previous employer within the last two years
25 Points  - Must have name and signature on - Marriage certificate (for maiden name only),
Foreign driver licence, Medicare card (signature not required)
25 Points  - Must have name and address on - Records of a public utility - phone, water, gas or
electricity bill, Lease/rent agreement, Rent receipt from a licensed real estate agent,
Bank statement showing name and address.

Property Applied For

"The property must be reasonably clean, fit to live in and in a reasonable state of repair.

To be fit to live in, the property must (at a minimum): 1. be structurally sound 2. have adequate natural or artificial lighting in each room, except storage rooms or garages 3. have adequate ventilation 4. be supplied with electricity or gas, and have enough electricity or gas sockets for lighting, heating and other appliances 5. have adequate plumbing and drainage 6. have a water connection that can supply hot and cold water for drinking, washing and cleaning 7. have bathroom facilities, including toilet and washing facilities, that allow users’ privacy. The property could have other issues that may make it unfit for you to live in, even if it meets the above 7 minimum standards. Before you rent the property, you should tell the landlord or agent to take steps (such as make repairs) to make sure the property is fit to live in."
